Project Overview

A homeowner in San Diego, CA, contacted Pat’s Plumbing and Drains needing a reliable replacement for an aging, failing water heater. The existing unit was located in a standard exterior utility closet, which is highly common in Southern California homes. Our goal was not only to restore the home’s hot water supply but also to upgrade the system to meet current safety and plumbing codes, ensuring longevity and maximum efficiency.

The Challenge

When replacing a water heater, it’s rarely just about swapping one tank for another. Modern plumbing codes and municipal water systems often require additional safety measures that older installations lack.

  • Thermal Expansion: As water heats, it expands. Because many modern homes operate on “closed” plumbing systems (due to backflow preventers at the city meter), this expanding water has nowhere to go, putting immense pressure on the water heater tank and the home’s pipes.

  • Seismic Safety: Being in California, the unit must be heavily secured against earthquake activity to prevent the tank from tipping, which could cause massive water damage or a dangerous gas leak.

  • Venting and Connections: The existing gas lines, water connectors, and exhaust venting needed to be evaluated and replaced to ensure leak-free, safe operation.

The Solution

The experts at Pat’s Plumbing and Drains designed a comprehensive, code-compliant installation to give the homeowner peace of mind.

Here is what our licensed technicians did:

  1. Premium Tank Installation: We installed a new Rheem® Performance™ Gas Water Heater. Rheem is a trusted, industry-leading brand known for its durability and consistent hot water delivery.

  2. Thermal Expansion Tank Integration: To solve the closed-system pressure issue, we installed a thermal expansion tank (the white tank visible above the main unit) on the cold-water inlet line. This tank acts as a shock absorber, taking in the excess volume of expanding hot water and protecting the glass lining of the new water heater from pressure-induced stress.

  3. Code-Compliant Seismic Strapping: We heavily secured the new water heater using heavy-duty, state-approved seismic straps positioned at the top and bottom-third of the tank to ensure it remains safely in place during any seismic event.

  4. Upgraded Connections & Safety Valves: * Installed new color-coded (red for hot, blue for cold) corrugated flex water lines.

    • Installed a new, safe yellow corrugated gas line with a secure shut-off valve.

    • Routed the Temperature and Pressure (T&P) relief valve safely downward using a rigid white PVC discharge pipe, topped with protective foam insulation to prevent weather degradation.

    • Re-secured and sealed the galvanized exhaust vent with foil tape to ensure carbon monoxide is safely drafted up and out of the enclosure.

The Results

The San Diego homeowner now has a highly efficient, safe, and fully code-compliant hot water system. By taking the extra steps to install the thermal expansion tank and secure the unit with heavy-duty seismic strapping, Pat’s Plumbing and Drains ensured that this Rheem water heater will operate safely and efficiently for years to come, without putting undue stress on the home’s plumbing infrastructure.
